AFED Tower Construction Progress
AFED Tower is 12-storey building plus basement which is located on the corner of Jamhuri/Mwisho Street in the city of Dar es Salaam. The location is in the heart of Dar es Salaam where many of our community members live around this area, it is also very close (2 minutes’ walk) to Mehfil-e-Abbas [AS] and (4 minutes’ walk) to our Mosque and Imambargha.
The building is designed included in the specifications with the latest amenities for flexibility and accessibility so that the occupants can enjoy the comfort of accommodation and services, like air conditioners, water heaters, kitchen cabinets, just to mention a few.
The construction work started in March 2020, and is progressing at a good pace with the structure works in advance stage. The 1st floor slab is completed and the slab for the 2nd Floor is in process. Due to heavy rains in April 2020, the work slowed down a little, however the contractor has put on more efforts to catchup with the schedule of works to meet the agreed time-line of completion.
The building structure will consist of basement, ground & mezzanine floor for commercial letting whilst two floors; first & second floors will be for Africa Federation Headquarters offices. The remaining seven (7) floors will consist of a three (3) bedroomed apartments (i.e. one apartment per floor) and one floor will be specially for Multipurpose hall/Training centre for AFED boards and other use.
The building will have one elevator of 13-persons capacity, a standby diesel generator and a separate transformer for electrical will also be provided. Fresh water tanks made of good quality fibre material with a total capacity of 40M3 on the roof terrace will be provided; and an additional 50M3 reservoir underground tank has been built in basement to ensure continuous flow of fresh water. Additionally, the building is designed to have a controlled passage/gate and lobby for the security of the building and its occupants.
Quality control and specifications standards are the key for all our projects, to ensure this, the contractor has employed site engineer for the project to monitor workmanship and quality. In addition to this, AFED Housing Development chairman and board members along with consultants regularly visits the site to assess the progress and quality of works. Site meetings are held monthly with the all the stakeholders involved in the project to ensure all are aligned and that the project is progressing well.
Five (5) apartments will be for outright sale, full details will be released in due course. This sale is for any member from Jamaats in Africa who wish to own a property in Dar-es-Salaam.
