We are pleased to inform our community members in Africa and those who are outside Africa on the latest development of the AFED Business Park. This magnificent building is located on a prime location along Mwalimu Julius Nyerere Road (previously Pugu Road) – on the highway from Dar es Salaam City to Julius Nyerere International Airport.
AFED Housing Development Board, have made great strides in the development of the Business Park in pursuing long term vision to make Africa Federation an Institution which would generate income from its capital investments. Such planning is vital and more importantly investments in high yield sectors such as in fixed assets which would redeem continuous income to sustain the Institution with its various activities and developments aligned with the long-term financial goals.
Africa Federation in its Vision for the term 2016-2019 and 2019-2022 includes well-researched investments in fixed assets that would uplift the institution to higher level of self-sufficiency long-term, Insha’allah.
Current Status of the Building:
Overall, it is progressing well at present, with the finishing works continuing at good pace and the project is 85% completed.
Due to the pandemic various challenges were encountered including delay in arrival of certain materials from overseas etc. With the support and guidance of the Africa Federation Chairman and Office bearers along with the Architects, Engineers, Contractors, AFED Project Coordinator Mohamed Moledina and our own Board members, we have overcome these challenges and are well within the scheduled time-line and we expect the project to be completed in the first half of this year (2021).
Most importantly, the focus has been to maintain the quality and standards of workmanship and finishing in order to ensure our clients enjoy the best facilities for their businesses, show-rooms and displays.
Visit to the Site by AFED Office Bearers:
On 4th October 2020 the Africa Federation, Chairman Alhaj Shabir bhai Najafi, Vice Chairman Alhaj Aunali bhai Khalfan and Hon. Secretary Alhaj Zuhair bhai Jaffer visited the site accompanied by Housing Board Members led by the Chairman Akil bhai Hirji. The Office Bearers commended the good progress of the project despite the challenges endured due to the present pandemic. The officials were impressed with the quality of the project and the schedule of works in place.
After productive Supreme Council session, the Chairman of Africa Federation Alhaj Shabir Najafi visited the project accompanied by his family, Vice Chairman Alhaj Aunali Khalfan and Chairman of Housing Board Alhaj Akil Hirji. The impressive progress was commended by the visitors who prayed for early and successful completion of the project.
AFED Chairman Alhaj Shabir bhai Najafi was impressed to learn that the 1st phase which comprises of 20 large modern warehouses which was completed in August 2015; is now fully occupied as from September 2020.
Shabir Bhai commented – This is rare situation and we must thank Allah (SWT) for His blessings and prayers by our members that this has been possible. Naturally, along with hard work from Chairman of Housing Board Alhaj Akil bhai Hirji and his dedicated team who have been up and running all the time to ensure good clientele and renting out the Warehouses. We appreciate Ashton Media in their support for Billboard Advertisements, we also marketed the property through Africa Federations’ Mailing Lists, Social Media and through word of mouth; all these efforts have helped in a significantly increased rate of occupancy, Alhamdullilah.
Strengthening on Capital Based Income:
With the completion of phase 2 as stated above, will strengthen the strong base of income generating assets whereby the income derived would be utilised for AFED’s development and for maintaining the various services and programs for the benefit of the community.
The team on the ground led by Housing Board Chairman Akil bhai Hirji has been working tirelessly to ensure smooth progress of the project and completion on time, with the support from Alhaj Shabir bhai Najafi the Chairman and the Office Bearers of Africa Federation.
The Chairman Shabir bhai and Office bearers wishes to acknowledge the efforts and hard work from the Housing board, Contractor, Consultants, Surveyors and sub-contractor – We say a big Thank You to these dedicated people.
