
The construction of the Africa Federation headquarters – Known as AFED Tower in the city centre of Dar es Salaam is progressing smoothly with the structure completed 100%. The finishing works are continuing. The project has faced numerous challenges due to the Coronavirus pandemic and lockdown causing delays in the shipment of materials and other equipment for this building which in some way impacted the manufacturers and in the chain of supplies which hitherto was anticipated within the timeline agreed upon.

As for the building progress – the ceiling, internal paint and first fixing of electrical & plumbing works are nearing completion. The tiles work has started along with other work such as ICT and firefighting equipment installation. The external paint works and glazing is expected to begin in a couple of weeks.

Site meeting was held on 2nd June 2021 in regards to project completion especially the timelines for the finishing works. The project team discussed and set out ways to complete the project at the earliest due to the challenges faced as a result of the pandemic.


We are grateful to the consultants, contractors, engineers and surveyors for their determined efforts and support towards the project, with regular site visits and technical meetings this has enhanced the progress and the quality of works is being monitored closely the Housing Development Board members.
The Housing Development Board is expecting to invite tenders for commercial rental space for shop on ground floor and offices on the mezzanine floor, this will Insha’allah be out in the coming few weeks. This is an ideal location in the heart of Dar es Salaam business centre.
The building once completed will have total of 11 storey with one apartment on each floor total 6 floors; will consist of three master bedrooms with a spacious living room, kitchen etc. Three floors – 1 to 3 shall be the offices of Africa Federation Secretariat, Administration, Accounts and Board Offices. The top floor shall be for multi-purpose use like training programs, conferences, etc. At present, due to lack of inhouse facilities, training programs are done outside by hiring hotels, halls, etc. The remaining floors shall be for rental to generate income for Africa Federation and will be new addition to the investment portfolio of Africa Federation.
